Winter Home Building In Maine

With be building homes in southern Maine where winters can be long and cold we get one of the questions that we get from potential customers all the time is “Do you build in the winter?” The answer is yes in the northeast as many of you know the summer is short and we like to take advantage of all the good weather we get but we keep building year round. The process for building in the winter does differ from the warmer weather here are a few things that we do in the winter to ensure we a delivering our customers the highest quality home.

1) Before we start to excavate the basement area for the home we like to have the foundations contractor available with in the next few days from when we open up the basement hole. In the north east the frost goes about 4ft deep at the max so the ground below the 4ft level has no frost in the ground.

2) Once we have the foundation hole dug we use frost blankets (which is an insulated blanket) the blankets keep the frost out of the opened up ground till the foundation is poured.

3) The concrete we use is a winter mix that helps with the curing process during cold weather.

4) Once the foundation is poured we cover the top of the foundation forms while the concrete cures there is heat coming off the concrete the cover on top of forms keeps the concrete from curing to fast.

5)The concrete floors for the basement and the garage we do pour till we have the home fully weather tight and we can heat the basement or garage to make sure any frost that might have got in to the ground during the farming process is removed before pouring the concrete over it

6) During the drywall and painting process we running heat to ensure the proper curing of the drywall mud and paint to give our customer a great quality product

At delta properties we take pride in every home we build. Over our years of experience in the home construction field we created a system to ensure the highest quality product in your home.
